The Opportunity
Westplan Investors invites applications for the position of Asset Manager in the Atlanta office. The Asset Manager will be responsible for programming at new Class A multifamily development projects and working with property management to maximize NOI for lease up and stabilized multifamily assets.

Job Responsibilities

  • Owner representative for Class A multifamily properties located in Georgia, Tennessee, North Carolina, South Carolina and Florida.
  • New development asset management
    • Research local market and consult with property management to guide product decisions on unit and amenity design, overall programming and marketing strategy
    • Review floor plans, amenity design plans, MEP design plans
    • Coordinate FFE and operating deficit budgets including interior design, indoor/outdoor furnishings, low voltage design and contract management, network design, access control design, fitness, signage, amenities, and lease up budget
    • Review submittals and communicate design decisions to GC and consultants
    • Set rents, lease up budget, concessions, and evaluate and adjust during lease up to meet proforma projections
    • Manage lease up of project to stabilization and disposition.
  • Recurring asset management functions include:
    • Develop and monitor individual asset investment strategies using up to date market knowledge and projections, property performance and investor goals.
    • Oversee third party property management
    • Property financial performance oversight on a weekly and monthly basis
    • Active revenue and expense management to maximize NOI
    • Property visits to evaluate management and inspect physical condition and needs
    • Manage capital projects
    • Quarterly reporting to investors
    • Internal communication of property performance
    • Annual budgeting
    • Review and approve vendor contracts
    • Coordinate distribution projections
    • Property tax appeal management

Job Requirements

  • Seven years of property management or asset management experience
  • Owner’s mindset
  • Proactive and solution-oriented approach
  • Strong communication and organization skills
  • Effective leadership skills
  • Critical thinker with strong attention to detail
  • Strong knowledge of Excel and MS office and familiarity with revenue management, Yardi, RealPage/OneSite and various property management software
  • Travel away from Atlanta should be expected
