Job Responsibilities

  • Primary responsibility to create complex financial models including detailed investment structures and return analysis;
  • Support the development and acquisition process for new investments to include project and market modeling, analysis and due diligence;
  • Prepare detailed, deal-level investment memorandums for senior management approval;
  • Assist asset management in creating and distributing project and portfolio reporting to senior management and outside investors;
  • Research regional and sub-market trends including demographics, sales comps and new development;
  • Organize and present data analysis, draw independent conclusions and make recommendations.

Job Criteria

  • Range of 2-5 years of experience in the underwriting or financial analysis of institutional real estate assets; multifamily experience highly preferable;
  • Proven quantitative, analytical and problem solving skills;
  • Advanced MS Excel modeling skills required; proficiency with other business software applications such as Word and PowerPoint;
  • Knowledge of real estate fundamentals required including underwriting, valuation and risk/return analysis skills for assets and markets;
  • Self-starter with the ability to work independently to balance multiple tasks, priorities and deadlines;
  • Strong work ethic and high level of initiative;
  • Excellent written and verbal communication skills with a strong detail orientation;
  • Strong academic background and Bachelor’s degree in Accounting, Economics, Finance or Real Estate;
  • Willing to work in a growing entrepreneurial organization.

The Opportunity
Westplan Investors, LLC (“Westplan”) does invites applications for the position of Construction Manager in the Atlanta office. The Construction Manager will be responsible for managing construction projects from design to final completion.

Job Responsibilities

  • Oversee construction projects from an owner’s perspective;
  • Assist in preparation of construction contracts;
  • Review initial civil and architectural plans to achieve a detailed construction set. Work closely with design team to ensure that the design intent carries throughout the project;
  • Oversee pricing on the front-end of projects;
  • Review change orders from the General Contractor;
  • Prepare Monthly Progress Reports/Presentation to Senior Management;
  • Facilitate communication between the GC, architect, engineers and consultants;
  • Keep up with what is going on in the field and proactively anticipate problems;
  • Bring a creative, solutions-oriented mindset to problems to minimize cost overruns and delays;
  • Serve as the front line administrative function on draw requests, change orders and all documentation from the GC;
  • Communicate with asset managers and other key parties;
  • Prepare and update project schedules;
  • Responsible for quality control and scope;
  • Manage day-to-day operational aspects of projects.

Job Requirements

  • Fifteen+ years of project or construction management experience;
  • Experience working as a General Contractor, for a GC, or in-house development company;
  • Owner’s mindset;
  • Proactive and solution-oriented approach;
  • Strong communication and organization skills;
  • Effective leadership skills;
  • Critical thinker with strong attention to detail;
  • Must understand plans and specifications;
  • Knowledge of accepted buildings practices, materials and techniques, knowledge of common and general code requirements, ADA requirements, mechanical systems and components, permitting processes and requirements, market pricing and lien waivers;
  • Travel away from Atlanta should be expected.
